We strongly urge you help us avoid costly Maintance calls, and to check the list on right to pre-diagnose the problem.
If issue is found to be due to lack of proper use or maintenance by tenant, tenant will be responsible for cost of repair.

Helpful Maintenance Hints

Air Conditioning: 

- Replace Filters every 30 days to maintain airflow and reduce debris entering Unit causing drain clogs and damage. Pets in home may require more frequent filter changes. 

- Set your A/C to 78 when gone to reduce energy waste and extend life of parts, and keep doors closed to rooms not in use. 

- Only lower temperature by 1 degree per hour to achieve desired temp. 

- Use fans to distribute and circulate cold air. 

- Keep blinds closed on hot days to reduce heat penetration. 

- Check thermostat batteries 1st to reduce expensive Maintenance calls.

Plumbing: 

- NEVER flush anything except natural waste and toilet paper down the toilet. FLUSHABLE WIPES ARE NOT SAFE TO FLUSH. 

- Maintain hair traps by removing hair and to reduce hair or other items from going down the drain. 

- Avoid spitting in toilets and drains as mucus binds debris and clogs drains.

Washer & Dryer: 

- Do not overload appliances which results in strained mechanical parts and damage. Take large items like comforters or rugs to Laundry Mats for larger machines. 

- Clean dryer vent after EVERY SINGLE USE. Lint that remains causes vents to clog, reducing air flow and can cause fires. 

Dishwashers: 

- Dishwasher seals dry out and become brittle when not run regularly. Run a short cycle weekly if you do not use often to maintain. 
- Rinse food from dishes to avoid clogged drains. 
- Run short cycle with unit empty with vinegar occasionaly to wash away lingering food scraps & sanitize
 
Disposals: 
- Check reset button at bottom or side of disposal.  
- The following items are not to be put in disposal per manufactures instructions. These items dull blades and clog drains :
coffee grinds, potato or vegatable peels, eggs, nuts, seeds, bones, oils, paints, medicines & non food items. 
- If an unintended object falls in disposal, or you hear a grinding noise, unplug disposal under sink and carefully remove by hand. 
 
Fridge:
- Maintain door seals by wiping with a non-corosive cleaning agent like Vinegar to maintain a tight seal around doors. 
- Leaks: Check drain on back wall inside fridge for clogged drain line.  
- Temp: Check temp setting on gage. 
- No ice: Drain ice bin by removing when possible and defrosting large blocks of ice, or place container below bin and slowly pour warm water over to melt excessive ice buildup. 
- Water/Ice dispenser : Check water filter, replace as needed.
